I served the people of the State of Utah by service on the AlarmSystemSecurity and Licensing board for over 7 years. I was appointed by the Acting Governor Olene Walker. As chairman of this board I was also a member of the Construction trade commission which is a policy making board.
While serving on these boards I met many wonderful people such as Scott Sessions with Mountain Alarm, Will Naegle with Alarm control and Jeff Howe with Peak Alarm all of whom are honest and well known businessmen in our community. I can’t make a full list of all the people I dealt with but this is a short list of great companies that are all local companies.
Mountain Alarm is the largest of the three and within the family they also own a UL listed Central Station (Also known as Fire Protection Services – Central Station is Avantguard)
Alarm Control does incredible work and most of their work is commercial and they can solve hard to handle intrusion issues. (Also known as Armed Alert)
Peak Alarm is unique in the fact that they have an Alarm division, Guard and Patrol Division, AV Division and a UL listed Central Station
Having worked with these individuals for years you get to know them well, how they speak, how they act and most importantly what kind of people they are. With the state of Utah being full of alarm companies that send people out to other states to knock doors and most of those businesses are just looking for the quick residential systems that can be put in in a couple of hours or less. The list of the above three companies have great records with the Better Business Bureau unlike some of the other competitors that have several thousand complaints.
Take care when getting proposals from alarm companies to do your research first and remember you do get what you pay for and there is no free lunch. Some of these companies claim to provide free equipment or labor but don’t be deceived. If you sign a 36 month agreement with Peak ALarm for $45 dollars a month (A typical monitoring rate for interactive cellular) you would pay $1,620.00 over 36 months.
If you sign a 60 month agreement with another company at $45 per month you would pay $2,700 over 60 months or 5 years and they say it is free equipment but you are really paying for it and if you decide to change monitoring they will take you to court and force you to pay what they call BOC or Balance of Contract in order to get out of the contract.
The kicker is that these companies often will charge you $70 per month for 5 years or $4,200 which is over double what Peak charges. Granted each system is different and there are many factors such as whether the system is encrypted making is much less likely to hack and how many devices are on the system and the services that you have each month.
Example of some of the services:
Typical Monitoring $35 per month (This can vary when you bundle other services) Alarm Response where we sent a uniformed guard in a marked car to your home or business $10 per month (Only in specific areas)
Key Response where you have a keybox on your property so in the event of an alarm we would send a guard out to check the inside of the property $20 per month
Schedules, text or email notification, openings and closings (alert you if your store is opened too early or not armed on time or disarmed on time) Some other services
Cellular Monitoring $15 per month (Includes interactive arm and disarming)
Home automation services such as locks, lighting control, thermostat control, garage door control also are other such services that can be bundled
Commercial Fire monitoring is normally $35 for landline or $48 for high supervision cellular or radio
Years after I began on the AlarmSystemSecurity and Licensing Board for DOPL one of the companies that has lots of complaints with the BBB started sending a lawyer to each of our meetings to observe. I understand why they would do this. This company happens to be very large and has a great deal of accounts. This company had been accused of deceptive business practices and had been sued in several states and even recently was ordered to pay 10 million dollars to another alarmcompany. We were even told by the company owners that since they had thousands of salespeople it was very hard for them to control the actions of so many people. At Peak Alarm for example when a salesperson does something they should not do they are reprimanted and receive a written warning and if it happens again they can be let go. If any of the sales people do not qualify or pass the FBI background check they are let go and I know this is the same at Mountain as well as Alarm Control. One large company that had an employee not pass the back ground check simply transferred him to another state where the licensing laws will allow a person with a felony to sell or install security systems.
So there are honest alarm companies out there that you can use, you can get bids from them and worry less since you have done your research on the people the company and their business practices. All companies will have complaints on the internet. Looking at the www.bbb.org complaints is a bit better since they know both sides will be investigated. Many people hesitate to file a complaint with the bbb if they know they were in the wrong and if it is investigated the truth will come out. Two of the above listed companies have zero complaints on the BBB and one of them only has 5 compared to over 4000 with another Utah based company.
Look up each and every company you intend on getting pricing from. Check for government actions against them, law suits and reviews. The above company that was rated number one has government actions pending against them. They are a very large company so when comparing them against local companies you need to understand that if they have a million accounts then they are 83 times larger than say Peak Alarm who only has 12,000 accounts. So that being the case this company should have 83 times the complaints right? That would mean they should have 83 complaints if they are on the same level as a local company that has one complaint. Peak Alarm has 1 complaint that has been filed with the www.bbb.org in the last 3 years and this number 1 listed alarmcompany has over 3800 complaints which is over 400% more complaints so take the fact that these top 5 or top 10 lists are paid services.
Mountain Alarm -aka Fire Protection Services – 67 years in business – Local Company – Only 2 complaints in the last 3 years with the BBB Peak Alarm – 48 years in business UL listed Local Central Station – Full Guard/Patrol services – Local Company – Only 1 complaint in the last 3 years Alarm Control – aka Armed Alert – 48 years in business – Zero complaints in the last 3 years
The above companies are all licensed by the Utah Division of Occupational Licensing and they are also insured. All of the above companies do not concentrate on LICK and STICK products. (Just wireless) so they have extensive experience with commercial and residential products unlike many of the new companies that just do wireless. The technicians understand the industry and all of these companies are qualified to do commercial fire alarm, intrusion, access control and cameras.
Now if we look at the companies that spend the most money on advertising and companies that have the most accounts then the list could change.
Now we do need to mention ADT which is a National Alarmcompany and now they own Protection One. ADT Security Services on the Better Business Bureau Web site has over ________complaints that have been filed in the last 3 years, granted they are a very large company. ____% of their reviews on the BBB are negative although many people do have good experiences with this company. Now that they own Protection one we will see if they will be doing anything different. Protection one was in business 29 years before they were purchased by ADT. Protection one only has about 16% of the amount of complaints that ADT has. Rather than saying anything negative about this company I would encourage you to look at the better business bureau report for each company yourself. Going with a national company sometimes has it advantages and other times when you go with a very large company it can be difficult to get to the proper department when you do need help. I dread calling my cable company for service for the same reason because I am normally on for over a hour just trying to talk to someone. Going with a local company can have advantages. If you are trying to sign up for service the lines are clear and the process is quick. If you are trying to get service after your system has been installed it is a bit different.
So when comparing companies there are companies that spend a great deal on advertising and there are companies that have more accounts than other companies so they are in the TOP 10 or TOP 5 list in certain areas.
When a company tells you that the equipment is FREE read the fine print because when it is all said an done all alarm companies are in business to make money not to give stuff away. They will either make their money now or later but they will make money. They will either sign you up for a longer term, charge more now or raise your rates after a year or two. One of these companies was charging my mother over 70 per month for basic phone line monitoring with no interactive services and no other services and it took me quite a while on the line to get her account canceled even though she was out of contract. This basic service should cost around $25-30 per month.
I will list come criteria below and then some of the Alarm companies here in Utah for comparison. I have listed the DOPL web site below and you can look up current licensing information on that web site to verify a company’s current status. Low price is not the best criteria when looking for a solid professional alarmcompany.

Some of the listed companies concentrate on residential home security systems and other companies do more commercial security. Some of the companies do Fire Alarm and some don’t so trying to compare is difficult. Trying to find a company that meets all of your requirements is possible and some people like to buy or support local companies which is another factor to consider.

As you can see from this small sample of just the A letters that many of the licenses get denied or revoked. I did not list the expired licenses which just on the first 4 pages were 16 of the approximate 44 companies which is 36%. There are several reasons that a company could be put on administrative hold and you would need to check with DOPL to verify individual companies. Also the citations that DOPL gives out our public record and can be viewed on their web site. DOPL is The Division of Occupational Licensing. To get a State of Utah license companies have to show that they have current insurance, training and they need to have a qualifying agent that works for them. You can look on the same web site to see a list of items you would need to apply as a burglar alarmcompany or company agent. There are tests that need to be passed and an application process that does take some time. Trying to wade through the hundreds of companies is a chore.
Very few of the above companies have the entire list of services. Some of the National Companies such as TYCO and ADT do have most of the services but their central stations are out of state but they are UL listed, licensed, factory trained and they do have insurance.
Many web site say TOP 10 companies or the best 5 or top 5 companies but what you need to understand is to be on those lists you simply need to pay to get on those lists. You don’t have a have a good BBB Better Business Bureau report or even be licensed. That is why I suggest you looking at a few other criteria other than a top ten list to decide which company to use.
In the above list there is a company that has been in business since 1969,is licensed, insured, factory trained, BBB accredited with an A+ rating,has a UL listed Local Central Station to monitor your security and fire accounts, has the UL2050 listings from UL for high security, has a full Guard and Patrol Division and offices in Idaho and Utah to serve you. Peak Alarm is a clear choice when you need to decide on a securitycompany to do your commercial or residential installations. Peak alarm the only full service alarmcompany of it’s type in the state of Utah won this prestigious award for 2015. Steve Kappel the President of the company and Clint Beecroft the General Manager received the award. Peak Alarm maintains a current UL listed Central Station which is also 5 diamond certified (only 200 central station in the entire nation meet these two criteria)
Peak has a full Guard and Patrol Division which is very helpful since Salt Lake City Police have a non response policy in Salt Lake City. Peak Guard and Patrol can respond much sooner than the police department in most cases.

Peak Alarm has over 270 employees and maintains an A+ rating with the better business bureau.
The Board of the Electronic Security Association of Utah presented the award at their annual function.
Peak Alarm also holds the certifications for UL 2050 Design, installation and monitoring and has been in business for over 46 years
Some Central Stations in Utah include, Avantguard, Denco, Armed Alert and others.

Most Access Control Systems cost about $2,000 to $2,700 per door which include a Prox reader or biometric reader, a hold open door contact, a maglock or electric strike, a request to exit button or motion or both, door controllers and the installation and equipment. These systems allow you to limit access to certain areas, days of the week or specific hours that people can gain access.
Some Products are limited to a certain amount of doors such as only 8 or only 16 total so you could not expand. Others like DSX do not have a limit. (DSX has the limit of 32,000 doors per location and you can have 32,000 locations)
