I served the people of the State of Utah by service on the Alarm System Security and Licensing board for over 7 years. I was appointed by the Acting Governor Olene Walker. As chairman of this board I was also a member of the Construction trade commission which is a policy making board.

While serving on these boards I met many wonderful people such as Scott Sessions with Mountain Alarm, Will Naegle with Alarm control and Jeff Howe with Peak Alarm all of whom are honest and well known businessmen in our community. I can’t make a full list of all the people I dealt with but this is a short list of great companies that are all local companies.

Mountain Alarm is the largest of the three and within the family they also own a UL listed Central Station (Also known as Fire Protection Services – Central Station is Avantguard)

Alarm Control does incredible work and most of their work is commercial and they can solve hard to handle intrusion issues. (Also known as Armed Alert)

Peak Alarm is unique in the fact that they have an Alarm division, Guard and Patrol Division, AV Division and a UL listed Central Station

Having worked with these individuals for years you get to know them well, how they speak, how they act and most importantly what kind of people they are. With the state of Utah being full of alarm companies that send people out to other states to knock doors and most of those businesses are just looking for the quick residential systems that can be put in in a couple of hours or less. The list of the above three companies have great records with the Better Business Bureau unlike some of the other competitors that have several thousand complaints.

Take care when getting proposals from alarm companies to do your research first and remember you do get what you pay for and there is no free lunch. Some of these companies claim to provide free equipment or labor but don’t be deceived. If you sign a 36 month agreement with Peak ALarm for $45 dollars a month (A typical monitoring rate for interactive cellular) you would pay $1,620.00 over 36 months.

If you sign a 60 month agreement with another company at $45 per month you would pay $2,700 over 60 months or 5 years and they say it is free equipment but you are really paying for it and if you decide to change monitoring they will take you to court and force you to pay what they call BOC or Balance of Contract in order to get out of the contract.

The kicker is that these companies often will charge you $70 per month for 5 years or $4,200 which is over double what Peak charges. Granted each system is different and there are many factors such as whether the system is encrypted making is much less likely to hack and how many devices are on the system and the services that you have each month.

Typical Monitoring $35 per month (This can vary when you bundle other services)
Alarm Response where we sent a uniformed guard in a marked car to your home or business $10 per month (Only in specific areas)
Key Response where you have a keybox on your property so in the event of an alarm we would send a guard out to check the inside of the property $20 per month
Schedules, text or email notification, openings and closings (alert you if your store is opened too early or not armed on time or disarmed on time) Some other services
Cellular Monitoring $15 per month (Includes interactive arm and disarming)
Home automation services such as locks, lighting control, thermostat control, garage door control also are other such services that can be bundled
Commercial Fire monitoring is normally $35 for landline or $48 for high supervision cellular or radio

Years after I began on the Alarm System Security and Licensing Board for DOPL one of the companies that has lots of complaints with the BBB started sending a lawyer to each of our meetings to observe. I understand why they would do this. This company happens to be very large and has a great deal of accounts. This company had been accused of deceptive business practices and had been sued in several states and even recently was ordered to pay 10 million dollars to another alarm company. We were even told by the company owners that since they had thousands of salespeople it was very hard for them to control the actions of so many people. At Peak Alarm for example when a salesperson does something they should not do they are reprimanted and receive a written warning and if it happens again they can be let go. If any of the sales people do not qualify or pass the FBI background check they are let go and I know this is the same at Mountain as well as Alarm Control. One large company that had an employee not pass the back ground check simply transferred him to another state where the licensing laws will allow a person with a felony to sell or install security systems.

So there are honest alarm companies out there that you can use, you can get bids from them and worry less since you have done your research on the people the company and their business practices. All companies will have complaints on the internet. Looking at the www.bbb.org complaints is a bit better since they know both sides will be investigated. Many people hesitate to file a complaint with the bbb if they know they were in the wrong and if it is investigated the truth will come out. Two of the above listed companies have zero complaints on the BBB and one of them only has 5 compared to over 4000 with another Utah based company.

Top alarm company lists are a tangled mess

Why should you be skeptical of TOP lists found online? ANSWER: Because many of those sites listing top 5 or top 10 are PAID SERVICES.

One of the sites gave a number #1 recommendation for an alarm company that has over 3800 complaints filed with the Better Business Bureau. Better Business Bureau web site www.bbb.org

Look up each and every company you intend on getting pricing from. Check for government actions against them, law suits and reviews. The above company that was rated number one has government actions pending against them. They are a very large company so when comparing them against local companies you need to understand that if they have a million accounts then they are 83 times larger than say Peak Alarm who only has 12,000 accounts. So that being the case this company should have 83 times the complaints right? That would mean they should have 83 complaints if they are on the same level as a local company that has one complaint. Peak Alarm has 1 complaint that has been filed with the www.bbb.org in the last 3 years and this number 1 listed alarm company has over 3800 complaints which is over 400% more complaints so take the fact that these top 5 or top 10 lists are paid services.

The above companies are all licensed by the Utah Division of Occupational Licensing and they are also insured. All of the above companies do not concentrate on LICK and STICK products. (Just wireless) so they have extensive experience with commercial and residential products unlike many of the new companies that just do wireless. The technicians understand the industry and all of these companies are qualified to do commercial fire alarm, intrusion, access control and cameras.

Now if we look at the companies that spend the most money on advertising and companies that have the most accounts then the list could change.

ADT Security Services ADT web site This company has 127 years in business.This is a licensed and insured company.

Now we do need to mention ADT which is a National Alarm company and now they own Protection One. ADT Security Services on the Better Business Bureau Web site has over ________complaints that have been filed in the last 3 years, granted they are a very large company. ____% of their reviews on the BBB are negative although many people do have good experiences with this company. Now that they own Protection one we will see if they will be doing anything different. Protection one was in business 29 years before they were purchased by ADT. Protection one only has about 16% of the amount of complaints that ADT has. Rather than saying anything negative about this company I would encourage you to look at the better business bureau report for each company yourself. Going with a national company sometimes has it advantages and other times when you go with a very large company it can be difficult to get to the proper department when you do need help. I dread calling my cable company for service for the same reason because I am normally on for over a hour just trying to talk to someone. Going with a local company can have advantages. If you are trying to sign up for service the lines are clear and the process is quick. If you are trying to get service after your system has been installed it is a bit different.

So when comparing companies there are companies that spend a great deal on advertising and there are companies that have more accounts than other companies so they are in the TOP 10 or TOP 5 list in certain areas.

When a company tells you that the equipment is FREE read the fine print because when it is all said an done all alarm companies are in business to make money not to give stuff away. They will either make their money now or later but they will make money. They will either sign you up for a longer term, charge more now or raise your rates after a year or two. One of these companies was charging my mother over 70 per month for basic phone line monitoring with no interactive services and no other services and it took me quite a while on the line to get her account canceled even though she was out of contract. This basic service should cost around $25-30 per month.

Be careful when looking at the PAID ads and websites because several of those companies have over 1000 complaints with the Better Business Bureau but because they paid for the ad now they are on the top 5 list or the top 10 list. Two of our competitors have over 3800 complaints that have been filed with the Better Business Bureau in the last 3 years. Online complaints tell a completely different story about companies. It is true every company including Peak Alarm will have some online complaints so look at the www.bbb.org web site to check out who has filed complaints with the Better Business Bureau because each and every one of those complaints gets investigated on both sides.

You can use Maglocks (no moving parts) or you can use strikes( moving parts which wear out in 3-5 years on certain brands) If you use strikes that allow free egress then often you don’t have to have a request to exit motion or buttons to get out like you would with a maglock. Often the fire marshal will require that the fire alarm release the doors even with strikes so you can not only get out but so fire and emergency workers can get in.

DSX, DMP, Honeywell, Bosch and other products are used and with electronic locks you don’t need to re-key your building after someone leaves. Request to exit motions and a tie into the fire alarm system make it so people can get out in an emergency. Maglocks require door release with a button, motion and often a connection to the fire alarm panel.

Access Control systems will allow you to set user groups and limit access to certain days and certain hours so managers can get into the building any time but normal daily workers badges will only work 9-5PM as an example.

Peak Alarm is the only Alarm company in Utah that has their own central station for monitoring and their own Guard and Patrol Division. Other companies use third party companies for guards and often for monitoring. There are a couple that have their own central stations. Mountain Alarm also known as Fire Protection Services use Avantguard which is owned by family members of Mountain Alarm. Peak Alarm is the only UL listed Central station that holds 5 UL Certificates including the UL2050 installation and Monitoring Certifications as of 2016.

Some of the listed companies concentrate on residential home security systems and other companies do more commercial security. Some of the companies do Fire Alarm and some don’t so trying to compare is difficult. Trying to find a company that meets all of your requirements is possible and some people like to buy or support local companies which is another factor to consider.

As you can see from this small sample of just the A letters that many of the licenses get denied or revoked. I did not list the expired licenses which just on the first 4 pages were 16 of the approximate 44 companies which is 36%. There are several reasons that a company could be put on administrative hold and you would need to check with DOPL to verify individual companies. Also the citations that DOPL gives out our public record and can be viewed on their web site. DOPL is The Division of Occupational Licensing. To get a State of Utah license companies have to show that they have current insurance, training and they need to have a qualifying agent that works for them. You can look on the same web site to see a list of items you would need to apply as a burglar alarm company or company agent. There are tests that need to be passed and an application process that does take some time. Trying to wade through the hundreds of companies is a chore.

Very few of the above companies have the entire list of services. Some of the National Companies such as TYCO and ADT do have most of the services but their central stations are out of state but they are UL listed, licensed, factory trained and they do have insurance.

Many web site say TOP 10 companies or the best 5 or top 5 companies but what you need to understand is to be on those lists you simply need to pay to get on those lists. You don’t have a have a good BBB Better Business Bureau report or even be licensed. That is why I suggest you looking at a few other criteria other than a top ten list to decide which company to use.

In the above list there is a company that has been in business since 1969,is licensed, insured, factory trained, BBB accredited with an A+ rating,has a UL listed Local Central Station to monitor your security and fire accounts, has the UL2050 listings from UL for high security, has a full Guard and Patrol Division and offices in Idaho and Utah to serve you. If you have a link to a job and need a price please let us know. Sometimes we have time to get you the bid and sometimes we don’t. If you ask for a price the same day that it bids out the chances are low that we will be able to get you pricing.

Peak Alarm bids out construction projects in Utah and Idaho. We have put some of the jobs that were are bidding online to encourage electrical contractors to call us for pricing. Peak is one of the largest alarm companies in Utah and the only alarm company that has their own local central station, AV Division, Guard /Patrol Division and their own UL Listed Central station.

Most projects have a specific list of manufactures listed in the specification so there are certain companies that can bid these project out and other companies that cannot. Often what occurs is that they will only flat spec products meaning that only one company in the State can bid the job. When they do this it is normally because the engineer is trying to match equipment with and existing fire alarm panel or they may want the same brand in all their facilities. The danger to this is having only one company that can bid so you are locked into their pricing for parts and labor. We call these products proprietary products.

Peak Alarm sends notification of those projects bidding but does not send out pricing to the contractors normally until the bid date and time. This helps prevent what we call price shopping where one contractor will call another subcontractor up to ask if they can bid the price that a specific company already gave them.

Peak Alarm strives to bid the projects to the Specifications and to the PLANS so we don’t have order changes later on. When equipment is not shown it makes this difficult because if the plan shows 22 smoke detectors and everyone bids 22 smoke detectors and then later on they add another 22 so the total is 44 this would change the price. This is the same when one flow switch and one tamper switch is shown on the plans and later they add 8 or 10 more monitor modules to monitor additional items. As a member of the Professional Estimators Society we were instructed to bid off the plans and use the counts listed on the plans so everyone is bidding the same equipment counts.

There are different UL listings in different categories so when you decide on a Central Station and installation and service company make sure they have the certifications in the different areas that you will need for your specific projects such as High Security, Fire Alarm, UL installation and such. Just because the Central Station has one UL certification does not mean they are qualified in the other areas that you may need.

UL updates their records on an ongoing basis so be sure to verify on their web site. This information was as of 5/27/16. On the UL site go to online certifications directory at the bottom to find the companies in an area or state that hold certifications. All of this information is public record on the UL.com site. *Mountain Alarm/FPS Mountain Alarm web site sold Avantguard a while back although they still use Avantguard as their Central Station and apparently there is still a relationship between the companies as far as ownership goes. Mountain Alarm is the security side of the business and FPS is Fire Protection Services which does fire alarm etc…

There are about 200 Central Stations in the US that are both UL and 5 Diamond Certified and Peak ALarm is one of those. The CSAA 5 Diamond certification indicates that all of our Central Station dispatchers/employees are highly trained to react calmly and appropriately to high stress situations.

It is best to look up the complaints on the Better Business Bureau The official Better Business Bureau web site

From the information that we have about the UL listed Central Stations in this document the LDS Church does not monitor accounts as a business nor does L3 Communications West or Boeing so those Central Stations hold the proper listings in order to meet the criteria and provide services within their realm so you can’t call them up and have them monitor your security or fire alarm accounts. UL listed Central Stations out of State can be used although some Fire Marshals request that a local Central Station be used in certain cases. Often insurance companies and other requirements are in play so they want a local central station to do the monitoring and provide the installation and service when needed.

Peak Alarm is the only company that currently holds all 5 of the above UL Certifications in Utah
