When I visit someones home to make recommendations of what equipment to reuse if any I look for a few things:

1. Are the smoke detectors over 10 years old, if so they should be replaced. This refers to smoke detectors tied to your alarm system. You should also replace your old 120 Volt smokes with 9 volt battery backup that are not tied to your alarm. You should have at least one smoke detector up and one down that is tied to the system so the authorities will be alerted when you are not there.

2. I look for hardwired zones because Peak Alarm can simply add a take over module and monitor existing hardwired zones. Depending on the size of your system we can use different brands to accomplish this.

3. I look for the brand and model numbers of the equipment. Often we can reuse wireless equipment by adding a module or special receiver which will save you money and we will simply put new batteries in those devices.

4. If you want to use your old loud siren we will need to add a relay and a power supply. It is quite simple but it does cost a bit more if you are going to one of the new systems that has the siren built in.

5. Consider water sensors, temp sensors if the temperature drops below 41 you can get notified before the pipes freeze and then cause a flood when they thaw. Monitoring for water and temperature is wise and can mitigate possible problems.

6. I look for existing wiring and how it was done.

8. Monitoring typically costs between $45 and $55 dollars. When I bundle the system I can lower the overall costs of monitoring

If you add camera control that adds $10 per month for 1-4 cameras for cameras that are part of the security system. When they are separate there is not a monthly fee.

Most companies use a third party central station or an out of state central station. Peak Alarm is local and employees over 300 people here in Utah and Idaho.

When you are a senior citizen we can lock your monitoring rate in for life so please call me about this. I don’t know of any company that does this in Salt Lake.

Why do security monitoring costs vary so much?

1. Like cell phone plans you can pay more up front and less per month or less upfront and more per month.

2. There are many additional services such as late to close, early to open, web access, auto arm/disarm, elevator monitoring, schedules, lock control, lighting control, garage door control and the list goes on. Depending on which services you have the rates vary.

3. Analog phone line monitoring could be right around $26.00 dollars per month

4. Cell phone monitoring could be as low as $35.00 per month

5. Interactive monitoring where you can arm and disarm may be as low as $40 per month although if the price is a bit more you can lower the upfront costs.

6. There is no such thing as security companies giving you free equipment. If you lock into a 36 month agreement with Peak Alarm for $44.00 per month and you pay $99 upfront your overall costs add up to $1,683.00 over the 36 months. With a 60 month is it much more money.

7. A company that claims to give you free equipment normally has a 40 or 60 month agreement and normally the interactive starts at $49 per month so over the period of 60 months you are paying $2,940.00 even if it were at the same monitoring rate of $44 it would still be much more $2,640 so the FREE equipment is not really free.

8. Know that if you are getting rid of your landline (analog phone line) to upgrade to a cellular that will give you interactive arm and disarm often you will need to upgrade your alarm panel so the cost to do so varies from system to system depending on how old it is. Radio is another option for monitoring.

When you pay around $14 per month for central station monitoring often you are giving up dealing with a live person or a local company and often the service you get is below par.

Step 1 – Determine your needs and have an basic drawing and specifications of what you would like to all bidders can bid the same exact thing.

Step 2 – Only call licensed, insured Security companies that have a good rating with the Better Business Bureau. Check the Better Business Bureau Official Site

Step 4 – If you don’t have a site plan or enough knowledge to know what you need then call a reputable company that can help with that. Often companies will help with this for free although if you are going to put the project out to bid it is much better to pay a company to help with the design and the specifications. Let them know that you do not want to specify products that only one or two companies in the state can do. (Proprietary)

Step 5 – Understand there are big differences between a small commercial security system and a large commercial system. Often alarm companies will sell the small commercial systems to a medium or large business and then they don’t have expansion or all the features that may be needed. Cutting corners to save money is something that happens quite often. If you need special certifications for insurance make sure you do your homework so you will get the proper equipment installed. If you need special certifications like UL2050 and you have the wrong equipment installed it can be very costly to have equipment taken out and new equipment installed again.

Step 6 – Make sure the Alarm company you hire has the proper certifications for monitoring and installation. In Utah there are only 4 UL listed central stations that have the UUFX listing, only 5 that have the CRZH listing, only 3 that have the CPVX listing and only 3 that have the CVSG listing and only 2 that have the CRZM listing and only one local UL listed Central Station that has all 5 of these listings. Peak Alarm bids out construction projects in Utah and Idaho. We have put some of the jobs that were are bidding online to encourage electrical contractors to call us for pricing. Peak is one of the largest alarm companies in Utah and the only alarm company that has their own local central station, AV Division, Guard /Patrol Division and their own UL Listed Central station.

Most projects have a specific list of manufactures listed in the specification so there are certain companies that can bid these project out and other companies that cannot. Often what occurs is that they will only flat spec products meaning that only one company in the State can bid the job. When they do this it is normally because the engineer is trying to match equipment with and existing fire alarm panel or they may want the same brand in all their facilities. The danger to this is having only one company that can bid so you are locked into their pricing for parts and labor. We call these products proprietary products.

Peak Alarm sends notification of those projects bidding but does not send out pricing to the contractors normally until the bid date and time. This helps prevent what we call price shopping where one contractor will call another subcontractor up to ask if they can bid the price that a specific company already gave them.

Peak Alarm strives to bid the projects to the Specifications and to the PLANS so we don’t have order changes later on. When equipment is not shown it makes this difficult because if the plan shows 22 smoke detectors and everyone bids 22 smoke detectors and then later on they add another 22 so the total is 44 this would change the price. This is the same when one flow switch and one tamper switch is shown on the plans and later they add 8 or 10 more monitor modules to monitor additional items. As a member of the Professional Estimators Society we were instructed to bid off the plans and use the counts listed on the plans so everyone is bidding the same equipment counts.

Some common rates so you can compare are as follows although you need to understand if you have a system with 20 zones or a system with 100 zones the time to test those points or zones will vary as will the pricing. Also if we use a Radio or High Supervision Cellular to monitor the prices are different than a normal cellular or phone lines. MONTHLY MONITORING PRICING FOR A SECURITY PANEL USING A CELLULAR COMMUNICATOR IS ZERO INSTALLATION AND $35 per month for 36 months

MONITORING FOR A SECURITY PANEL OR A FIRE PANEL USING ANALOG PHONELINES IS ZERO TAKEOVER AND $32.00 per month. Discounts for multiple accounts can be given and takeover fees depend on the exact number of points and if you have over 30 points that need to be tested call Larry and he can visit your site and get you exact pricing on your facility.

ADDING REMOTE ARM/DISARM or what we call ELITE Control or INTERACTIVE adds $5 dollars per month. This only works with Cellular service so if you have Radio and you want Elite control we would need to switch to cellular. If you have Standard Cellular with out Elite that is normally $10 per month so having both adds $15 per month. Additional services such as controlling your lighting adds $4 per month, controlling your thermostat adds $4 per month, adding remote control to your house locks also adds $4 per month. We have package deals that have several of these items together to save you money. Adding cameras to your security system adds $10 per month to the monitoring fee for the first 4 cameras. These cameras can be viewed using the app that also arms and disarms your security system. We have other options for cameras that do not have monthly fees so just ask about cameras and we can come out and go over your questions with you.

ADDING A REPAIR AGREEMENT IS A GOOD IDEA SO YOU DON’T have to pay hourly rates which could be very expensive. This monthly fee will vary depending on how many points you have on your system. A basic system repair agreement only adds $7 per month to the monthly fee.

ALARM RESPONSE is only $10 per month and provides you with Guard response in covered areas up to four times during the year for no additional cost on alarms. That is $120.00 a year and up to 4 Patrol Responses which only comes to $30 per guard response compared with $75 per guard response on a normal dispatch.

KEY RESPONSE IS ONLY $20 per month. This means we will respond to your home or business up to 4 times during the year and we will enter the premise and check the property rather than just driving around it. If it is evident that there was or is a break in Peak Alarm will call the police.

UL2050 High Security Services add things such as Supervised Schedules, openings and closing and UL Certificate to the agreement. Call Larry for a no cost estimate for rates on a UL2050 high security installation or monitoring.

Many of our competitors have higher pricing after all is added into the pricing. Make sure you are comparing apples to apples before you make a decision on your monitoring. Also it is prudent to call or look up the www.bbb.org Better Business Bureau since many of our competitors have hundreds or thousands of complaints and Peak Alarm has only had 3 complaints in the last 3 years.

Peak Alarm offers 60 month agreements, 48 month agreements, 36 month, 24 month, 12 month or even month to month agreements depending on your needs. When you go with a higher down payment we can lower the length of the agreement, when you want a lower down payment or installation price we can adjust the monthly amount as well as the length of the agreement. The examples above are done using a 36 month agreement. We have pricing for all of the above plans figured up using the different agreement lengths. An example of this would be that you do not want a long term contract because you may only be in the building for 2 years so security monitoring using a standard cell phone communicator on a 2 year agreement would be $185 down and $35 per month or $75 down and $46 dollars per month depending on the plan you would like.

The benefit of using a RADIO is that the monthly charge for two phonelines often exceeds $100 per month for the phone service, the cost of high supervision cellular costs more than radio and if technology changes on the cellular as it just did you may need to purchase new equipment. Example: 2G cellular will no longer be supported by the cell towers so you need to upgrade to 3 or 4G. The Radio is maintained by Peak Alarm and remains property of Peak so if the radio stops working Peak comes out and fixes it.

Peak Alarm holds the STATE MONITORING CONTRACT so if you are a State facility you can take advantage of lower monitoring rates through the State Contract.

A Customer told me that my monitoring price of $46.00 per month was higher than ADTs pricing. Pricing is relative, it depends what services you are getting. With this $46.00 per month my customer was getting MONITORING, CELLULAR INTERACTIVE (Elite Control) to be able to arm and disarm remotely and THERMOSTAT control. Peak Alarm is a local company and very competitive with other monitoring and security companies.

ADT charges as low as $36.99 for their essentials package and this is monitored over the phone line and with all packages there is a minimum monitoring agreement period. Most of them are 36 months. I did find one ADT site that said monitoring STARTING AS LOW AS $28.99 for traditional security. So read the fine print and make sure when getting quotes that you let them know exactly what you want. Monitoring over a landline (analog phone line) is different pricing than cellular. Interactive cannot be done using a landline.

Often they will tell you the system is free and sometimes there is an installation fee, an activation fee, cancellation fee and some companies also check your credit report as well. This package from ADT does not include interactive or cellular.

ADT PULSE Interactive starts at $49.99 yet on a recent web site I found it starting at $52.99 so make sure you double check. If you have cameras there are additional costs involved. Understand that ADT is a very large company with several out of state central stations. Often you may have an ADT dealer come to do the installation or service your ADT account rather than ADT National.

I mentioned ADT because my customer used them to compare monitoring rates. So I always say, go to the source rather than guessing. ADT is a licensed and insured company. Understand that the dealers are affiliated with ADT but they are also licensed and insured separately.
